MUST LIVE IN TAMPA OR THE GREATER TAMPA AREA TO BE CONSIDERED FOR THIS ROLE We are working with a client that is looking for a Industrial Property Manager to join their team in the Tampa market. This role is remote but requires travel to 20 different locations within the Tampa area. Industrial Property Manager Key ResponsibilitiesManage a portfolio of ~20 industrial properties totaling approximately 2M+ square feet across multiple markets in the regionConduct regular property inspections; document conditions and coordinate corrective actionsMaintain accurate records including lease files, property condition reports, vendor contracts, and compliance documentationCoordinate capital improvement projects from scope development through completion and closeoutPrepare and present monthly ownership reports including financial performance, occupancy, and operational updatesServe as the primary point of contact for all tenants within the assigned portfolioRespond to tenant service requests within 24 hours; escalate emergency issues immediatelyConduct formal tenant check-ins at least semi-annually; proactively identify and resolve concernsManage lease renewals and initiate retention discussions well in advance of expirationEnforce lease terms including permitted use, alterations, and insurance compliancePrepare and manage annual operating and capital budgets for each propertyMonitor monthly financials; identify and explain variances against budgetOversee accounts receivable and lead collections on delinquent accounts per company policyExecute annual CAM reconciliations and issue statements to tenants within required timeframesApprove invoices and manage vendor payments in accordance with established controlsImplement and oversee preventive maintenance programs across all assigned propertiesManage relationships with vendors and contractors; solicit competitive bids as neededEnsure all life-safety systems (fire suppression, alarms, emergency lighting) are inspected and compliantCoordinate and oversee tenant improvement (TI) construction projects on behalf of ownershipRespond to after-hours emergencies as needed; maintain availability for critical incidentsEnsure all properties maintain current certificates of occupancy and required operational permitsVerify and maintain tenant certificates of insurance; address non-compliance promptlyIdentify and mitigate environmental, safety, and liability risks across the portfolioStay current on applicable building codes, OSHA requirements, and local regulationsTravel regularly within the region to conduct site visits, tenant meetings, and inspectionsManage schedule to ensure each property receives appropriate on-site presence based on operational needsMaintain a valid driver's license and reliable transportation; mileage reimbursed per company policyIndustrial Property Manager RequirementsMinimum 5+ years of commercial or industrial property management experienceDemonstrated experience managing NNN leases and CAM reconciliationsProficiency in property management software (Yardi, MRI, AppFolio, or equivalent)Valid driver's license with a clean driving record; comfortable with frequent local travel
