Mortgage lenders need regular updates on their properties, and that’s where you come in. As an inspector, you will: Verify whether properties are occupied or not. Report on the property's general condition using a mobile application. Most inspections are exterior, with only about 10% requiring interior photos if a property is vacant. You will work on a county level, completing all inspections in your designated area. In some cases, you may share the workload with another inspector if volume permits. Responsibilities Conduct inspections that typically take 5-6 minutes. Complete inspections within 4 days of assignment. Assess general property conditions and determine occupancy based on industry standards. Capture 9+ photos of the property with brief comments. Fill out a short form in an app. Spend extended periods driving and making multiple stops in your designated territory. Requirements (You Must Have): A computer with internet access. A reliable vehicle, preferably with good gas mileage, as you will cover your own gas expenses. A smartphone (Android or iPhone). A printer. The ability to pass a standard background check using a valid driver’s license. Pay and Hours This is a 1099 position with flat rates per inspection, which vary by county and volume. While payment is per inspection, you can expect to earn between $20-$30 per hour based on your efficiency. During peak months, you may complete anywhere from 20 to 500 inspections, averaging 2-30 hours of work per week. Keep in mind that lower volume counties offer higher rates, while higher volume ones offer lower rates.
