Environmental Services Manager/Maintenance Director - GateWay at River CityGateWay at River City is looking for an experienced Environmental Services Manager /Maintenance Director who believes that a safe, clean, and well-maintained environment is core to resident dignity, comfort, and quality of life.What You'll DoAs the Environmental Services Manager / Maintenance Director, you will lead and oversee all maintenance, housekeeping, and safety functions, including:Preparing and turning apartments for new resident move-insOverseeing contracted facility services, including HVAC, fire prevention/monitoring, cable/phone, resident call systems, and other essential building systemsPlanning, scheduling, and performing inspections, preventive maintenance, and repairs to community infrastructure (walls, ceilings, doors, windows, roofing, hardware, flooring, and more)Maintaining accurate records, including work orders, service logs, inspection reports, and preventive maintenance documentationManaging a historical and current asset log for all community property, grounds, equipment, and systemsOverseeing landscaping, snow, ice removal, and grounds safetyServing as the community point of contact for local officials and inspectors, including Code Enforcement, Fire, Police, Homeland Security, Department of Health, OSHA, and OSHA-related safety standardsResponding to facility-based emergencies (power failures, plumbing, heating, vandalism, weather events, etc.)Performing hands-on carpentry, painting, and plumbing maintenanceHiring, training, and supervising housekeeping staff, ensuring performance and cleanliness standards are upheldOverseeing the community van program, including driver training, routine inspections, maintenance, and repairsLeading the facility safety program, including annual disaster preparedness training and required safety drillsManaging and supervising landscaping, building safety, and environmental budgets, controlling expenditures effectivelyEnsuring a safe working environment for staff and residentsWhat You BringYou are a proven leader with strong technical knowledge, team supervision experience, and a genuine commitment to seniors.Required Qualifications:2+ years of building maintenance and facility management experience, including mechanical equipment repair1+ years of direct supervisory experienceHigh school diploma or equivalentWorking knowledge of building plans and basic utility systemsUnderstanding of cleaning chemicals and sanitation standardsStrong communication and relationship-building skillsAbility to manage multiple competing priorities in a fast-paced environmentValid driver's license with a clean driving recordPreferred Qualifications:Experience in supportive living environmentsWhy GateWay at River City?Great Place to Work Certified (2024 & 2025)Competitive pay + bonus opportunitiesMedical, dental & vision (BlueCross BlueShield)On Demand PayCareer growth + leadership developmentBe part of a community opening team Mission-driven cultureEOESBL1
