Their expertise supports owners, developers, architects, and GCs at the earliest stages of project planning. Job Overview: The Pre-Construction Sales Manager is responsible for driving early project acquisition by combining technical pre-construction expertise with strategic business development. This role focuses on identifying opportunities, shaping project scope and budgets, and guiding clients from initial inquiry through contract execution for steel-framed projects. Summary: Full-time remote role with required travel to clients, partners, and major project hubs. Focus on early-stage project development for commercial, industrial, and mixed-use steel structures. Requires strong business development skills and the ability to leverage an established senior-level network. Involves guiding clients through pre-construction planning, constructability reviews, conceptual pricing, and proposal development. Responsibilities: Sales & Client Development Utilize an existing network of C-suite and senior decision-makers to generate new opportunities and strategic partnerships. Build and maintain a high-quality pipeline across key construction sectors. Lead executive presentations, early strategy meetings, and design-to-budget discussions. Analyze client priorities, budget constraints, and decision frameworks to close deals efficiently. Develop targeted business development strategies by market vertical or region. Pre-Construction Leadership Oversee pre-construction workflows for steel-framed projects from concept through final proposal. Interpret architectural and structural drawings and conceptual sketches. Provide constructability reviews, framing recommendations, value-engineering options, and erection of feasibility insights. Collaborate with estimating and engineering teams to develop conceptual pricing, schedules, and detailed proposals. Communicate key assumptions, risks, and logistics with clarity. Proposal & Contracting Articulate Greenbrook's value and competitive advantages. Present proposals to executives, owners, and GC leadership, emphasizing cost and schedule benefits. Lead contract negotiations and secure signed pre-construction or design-assist agreements. Cross-Functional Alignment Partner with engineering, estimating, and project management to ensure smooth handoff into operations. Provide market insights related to pricing, competitors, and demand trends. Maintain strong client relationships and monitor satisfaction through project transition. Qualifications: 10+ years of pre-construction experience with a focus on steel-framed buildings (structural steel, hybrid steel systems, PEMB). Established rolodex of C-suite and senior contacts in the commercial construction ecosystem. Proven ability to secure early-involvement, design-assist, or design-build projects. Strong understanding of structural systems, steel fabrication, erection sequencing, and connection concepts. Ability to interpret architectural and structural documents. Excellent executive communication, negotiation, and presentation skills. Proficiency with CRM platforms and conceptual ("back-of-napkin") estimating. Bachelor's degree in construction management, Engineering, Architecture, Business, or related field. Preferred Qualifications: Experience working with structural engineers or steel fabricators. Strong negotiation experience at the executive level. Familiarity with industry software and digital tools. Marketing and business development experience via LinkedIn and social platforms. Established presence in GC/developer networks.
