We are seeking an Assistant Property Manager for a portfolio of single family homes in Middle Georgia.The Assistant Property Manager will be responsible for maintaining operational excellence across leasing, maintenance coordination, rent collection, resident relations, and owner communication. The ideal candidate is organized, proactive, and experienced in managing multiple priorities in a fast-paced property management environment. Naturally driven to provide excellent customer service and to instill trust, the Assistant Property Manager is a natural communicator with good organizational skills, the ability to work under deadlines, and a professional demeanor.The Assistant Single Family Property Manager is responsible for the following duties for an assigned portfolio, including but not limited to:Leasing & Resident ManagementPrepare and post listings for available rental homesProcess rental applications and send lease agreements to qualified applicantsConduct move-in and move-out evaluationsPrepare and distribute lease renewal offersRespond to resident inquiries and concerns in a timely and professional mannerSupport resident retention initiativesMaintenance & TurnoverCoordinate and oversee routine maintenance, repairs, and vendor servicesEnsure work orders are completed timely and cost-effectivelyManage the make-ready process following resident move-outCoordinate utility services for vacant propertiesFinancial & ComplianceFollow up on delinquent accounts and communicate with residents and owners regarding payment statusInitiate eviction filings on delinquent accounts when necessary, in accordance with company policy and local regulationsMaintain accurate property and resident recordsEnsure compliance with local, state, and federal housing laws and regulationsTrack leasing and operational metrics and prepare periodic reportsOwner & Team SupportServe as a primary point of contact for assigned property ownersProvide updates and respond to owner inquiries professionally and accuratelyManage and oversee a Portfolio Support Specialist assisting with administrative and operational tasksCollaborate with internal teams to support portfolio performanceQualificationsPrior experience in residential property management preferred but not requiredStrong organizational and time-management skills with attention to detailExcellent written and verbal communication skillsAbility to manage multiple properties and priorities simultaneouslyWorking knowledge of leasing, maintenance coordination, and rent collection processes is a plusWhat We OfferCompetitive compensationOpportunity to receive quarterly bonus based on metricsMedical/dental/vision insurancePaid time off401k matchingPotential for growth within a dynamic property management teamSupportive and collaborative work environmentThe successful applicant will have experience in customer facing roles and will have the ability to quickly learn new software applications with the proper training.To apply, please email your resume to .NoticeProperty Management Business Solutions LLC is the franchisor of the Real Property Management ® franchised system.
