Job Description:
General Purpose The Manager, Real Estate Market Research executes preliminary market research studies by leveraging GIS applications, defining customer catchment areas, and analyzing existing portfolio performance to drive new store expansion efforts. Additionally, the Manager develops Real Estate Committee (REC) materials supporting the annual opening of 100+ new stores and prepares materials for existing store rationalization. This position facilitates market"‘level meetings for asset strategy of new store deployment, relocations, and closures, and supports new store merchandising efforts by providing key analogs to appropriate business partners. The Manager gains a deep understanding of internal financial drivers, demographic, competitor, and other related industry trends, and reviews and edits outputs from other Market Research team members. Salary Base salary range: $96,700 - $146,050, dependent on experience, skills, qualifications, relevant education, certifications, seniority, and location. Essential Functions Prepare and formalize new site research packages for approval to be presented at the Real Estate Committee throughout the year. Generate demographic data as needed for locations being considered for new stores, new markets, existing stores, and existing markets using GIS software and other primary research methods. Lead company market strategy meetings both on"‘site and remote with internal and external business partners. Communicate and work with internal and external sources to obtain pertinent information needed to support site research and site presentations; be familiar with all aspects of each site proposal. Collaborate with Finance and Real Estate Business Partners to create pro"‘forma income statements for new and existing store locations, remodels, expansions, and closures to be presented to the Real Estate Committee for review and approval. Conduct analog store analysis to support merchandising efforts in preparation of new store openings. Support data gathering and transformation into systems, including ownership of in"‘store ZIP code surveys, competitor data, demographic data, traffic counts, and more. Gain familiarity with standard lease form and lease summaries used within the department. Requires travel and attendance of market tours and industry conferences. Complete special projects as assigned or self"‘developed. Competencies Building Effective Teams Developing Talent Collaboration Leading by Example Communicating Effectively Ensuring Accountability and Execution Managing Conflict Business Acumen Planning, Aligning and Prioritizing Organizational Agility Qualifications And Special Skills Required College degree required with an emphasis on Geography, Real Estate, Marketing, Statistics, or Market Research. 5+ years of experience in location strategy, spatial analytics, statistics, GIS, retail strategy, or a related field; knowledge of retail store site selection location strategies, sales forecasting, and cannibalization. Retail industry experience and management experience required, including prior experience with retail site selection, sales forecasting, and cannibalization. Understanding of GIS technology (MapInfo, Trade Area Systems) and spatial analysis. Ability to initiate technical problem"‘solving processes, recommend solutions, and facilitate closure with supervision. Advanced user of Microsoft Suite (Word, Excel, PowerPoint, and Access) or related software; statistical software and modeling experience is a plus. Position requires extreme confidentiality in handling/distributing reports and studies based on proprietary information. Periodic travel by plane and car required. Physical Requirements/Ada Job requires ability to work in an office environment, primarily on a computer. Requires sitting, standing, walking, hearing, talking on the telephone, attending in"‘person meetings, typing, and working with paper/files. Consistent timeliness and regular attendance required.
