Mortgage lenders require ongoing updates about their properties, and that’s where you come in as an independent contractor. The primary objectives of the property inspection are: To verify property occupancy. To assess and report on the general condition of the property using a user-friendly mobile application. Most inspections are conducted externally, with only about 10% requiring interior photos after a property has been vacated. We work with inspectors at the county level, meaning you will be responsible for completing all inspections in your assigned county. Depending on the volume of work, there may be opportunities to share county responsibilities with another inspector. Key Responsibilities: Most inspections are quick and efficient, averaging 5-6 minutes each. Complete inspections within 4 days of assignment. Evaluate and report general property conditions and determine occupancy status based on industry standards. Capture 9 or more photos of the property with brief observations. Fill out a short report via a mobile application. Be prepared for extended periods of driving while making multiple stops throughout your assigned area. Essential Requirements: Access to a computer with internet connectivity. A reliable vehicle (good fuel efficiency is advantageous as gas expenses will be your responsibility). A smartphone (Android or iPhone). A printer. A valid driver’s license and the ability to pass a standard background check. Compensation and Schedule: This is a 1099 independent contractor position. Each inspection pays a flat rate, which varies depending on the county and volume of work available. While payments are on a per-inspection basis, you can earn the equivalent of $20-$30 per hour. Depending on the county's characteristics (urban vs. rural), you can complete anywhere from 20 to 500 inspections monthly, working between 2-30 hours per week. Generally, lower volume counties have higher rates, while higher volume counties offer lower rates. The availability of inspections remains consistent month-to-month. As you establish yourself in this role, become more available for inspections, or expand the area you cover, your earnings potential will increase. Please note that there is no additional mileage reimbursement beyond the flat fee for each inspection.
