Learn more at Position SummaryAeon is seeking an organized and service-oriented Assistant Property Manager to support operations at Parkview Villa, our senior housing community located in Columbia Heights. The Assistant Property Manager plays an important role in the daily operations and long-term success of a multi-million-dollar apartment community. Working closely with the Property Manager, this position supports leasing, resident relations, rent collection, financial processes, vendor coordination, and regulatory compliance.This role also collaborates closely with the maintenance team to help ensure the property is well maintained and provides a safe, welcoming environment for residents. The Assistant Property Manager contributes to achieving the property's operational and financial goals while delivering high-quality customer service to residents. This position reports to the Property Manager. Key responsibilities include, but are not limited to: Resident and Property Relations Respond to resident, vendor, and management inquiries in a timely and professional manner.Enter and track maintenance requests and coordinate vendor access.Attend community meetings and support resident communication.Respond to urgent property issues and emergencies when needed. Office and Administrative Support Provide daily administrative support including answering phones, managing mail, filing documents, maintaining office equipment, and ordering supplies.Accurately enter applicant and resident information into the property management system.Assist residents and provide site access to vendors and contractors as needed. Regulatory Compliance Support compliance with affordable housing regulations such as HUD and LIHTC programs.Assist with recertification notices and collection of required documentation.Maintain accurate and organized compliance files and records. Financial Operations Support rent collection processes, including issuing receipts and preparing bank deposits.Generate delinquency notices and assist with lease enforcement actions when necessary.Contribute to meeting budget goals through responsible financial and operational decisions. Marketing and Leasing Help maintain occupancy goals by assisting with leasing activities, application processing, and resident retention efforts.Ensure marketing and leasing practices align with fair housing laws and organizational standards. Property Condition Support the Property Manager and maintenance team in maintaining the property's physical condition.Conduct move-in and move-out inspections.Perform regular property walks and help address maintenance concerns to maintain quality standards. Skills & Qualifications The ideal candidate is a detail-oriented professional with strong organizational and critical thinking skills. They are able to manage multiple responsibilities while building positive relationships with residents and staff. In addition, qualifications include: Previous property management experience, particularly in affordable housing programs such as Tax Credit (LIHTC) or Project-Based Section 8 is strongly preferred. Strong computer skills, including experience with Yardi, Fortress, or similar property management systems or the equivalent.Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.Exceptional customer service skills with a focus on resident satisfaction and retention.Experience working with individuals impacted by mental health challenges, substance use, poverty, long-term homelessness, or trauma is a plus.Ability to prioritize tasks, stay organized, and work effectively in a fast-paced environment.Strong attention to detail and ability to compile information from multiple sources to ensure accurate reporting and compliance.Resourceful, solutions-oriented, and committed to building strong relationships with residents and colleagues.Commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.Physical Requirements: Ability to lift up to 10lbs.Ability to reach above and below the shoulder height.Ability to sit and stand for extended periods.Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.Ability to file documents and enter data for extended periods.Ability to work in varying external weather conditions. Compensation, Hours & Location The pay range for this position is $24-$27/hr depending on experience and skillset. This full-time position follows a Monday – Friday schedule from 8:30 AM to 5:00 PM. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the property, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
