Job Summary The Assistant Director of Facilities and Plant Operations reports directly to the Director of Facilities and Plant Operations and is responsible for the day-to-day operations and maintenance of the institution's buildings and grounds at both the Brunswick Campus, Camden Center, and other off-campus locations. In this role, the Assistant Director provides first-line supervision for Facilities and Plant Operation's personnel, including assigning and reviewing work based on individual expertise and employee skills; providing guidance and direction as appropriate; assessing quality of work and providing feedback for continuous improvement; and assisting in the resolution of employee concerns and complaints. This position is designated by the institution as Essential Personnel and a Campus Security Authority (CSA). Responsibilities 1 - * Supervise the operations and maintenance activities of Facilities and Plant Operations, including building and equipment maintenance, custodial services, landscape and grounds functions and event set up services. 2 - * Coordinate and monitor work orders scheduling, equipment maintenance and inventory. 3 - * Monitor operational efficiency of all plant equipment and facilities, including oversight of the scheduling and maintenance of all heating, ventilation, air conditioning, plumbing and electrical systems. 4 - * Develop, implement and sustain a preventative maintenance plan for all College facilities. 5 - * Advice and assist the Director of Facilities and Plant Operations in developing an annual Major Repair and Renovation (MRR) funding request. 6 - * Assist the Director of Facilities and Plant Operations in the timely completion of projects, ensuring minimal disruption to mission-critical activities and mitigating risks to the College. 7 - * Handle and direct special projects assigned by the Director of Facilities and Plant Operations. 8 - * Performs related duties as assigned. Required Qualifications Educational Requirements * High school diploma or equivalent * Associate's degree or significant relevant experience in facilities management, plant operations, or a related field. Other Required Qualifications * Demonstrated knowledge of the principles, methods, and materials used in building operations, as well as applicable codes, laws and regulations. * Demonstrated analytical, planning and organizing skills. * Strong verbal and written communication skills * Must possess a current valid driver's license with an acceptable driving record and pass a yearly Motor Vehicle Report review. * Must successfully pass a pre-employment drug test and will be subject to random drug testing. Required Experience * More than 5 years of experience in facilities management, plant operations, or building maintenance with increased levels of responsibility. Preferred Qualifications Additional Preferred Qualifications * Supervisory experience overseeing skilled trades, custodial teams, or maintenance technicians. * Ability to read architectural drawing, mechanical schematics, and technical manuals. * Demonstrated ability to manage emergency response protocols and campus incident coordination. Preferred Educational Qualifications Bachelor's Degree Preferred Experience * Ten years or more years of experience in facilities operations, maintenance, or plant management in a higher education, healthcare, or large -campus environment. * Experience implementing change and improving performance through quality improvement initiatives. * Ability to listen and interpret user needs and apply knowledge to solve varied problems. Knowledge, Skills, & Abilities ABILITIES * Ability to handle stress and perform responsibilities at a high level in a dynamic environment. * Ability to effectively communicate both orally and in writing. KNOWLEDGE * Comprehensive knowledge of facilities of facilities operations, including HVAC, electrical, plumbing, grounds, custodial, and building systems. * Strong understanding of preventive and corrective maintenance and work-order tracking systems. SKILLS * Skilled in project coordination including scheduling, contractor management and procurement.
