Job Description:
HANAC, Inc. – originally founded by George Douris as the Hellenic American Neighborhood Action Committee – is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City. Administration operations including recertification process for HUD subsidized senior apartment building & Rent Stabilized LIHTC Property. Communicate operational information to tenants. Work with Building Superintendent, Security Guards, and extended staff to maintain pleasant, safe, sanitary premises.Essential duties include but are not limited to:Annual recertification of tenants for continued eligibilityOversee HUD subsidized and low-income tax credit unitsPrepare tenant file for HUD MOR readyMaintain ALL EIV files and ReportsPrepare annual owner certifications, prepare HOME annual owner certificationResponsible for scheduling and overseeing Annual Management Review/Site Visits from the regulatory agencies, or other forms of government, including but not limited to, Enterprise, HUD, HDC, HCR, HPD, and DHSInstruct new tenants regarding apartment use, regulations governing building common spacePrepare and submit required monthly, quarterly and annual reports and filings as required by owner, supervisory, and regulatory agenciesPrepare annual budget if necessaryDocument and address all occupancy-related issues — tenant complaints, damages, needed repairs, etc.Create work orders, annual inspections and record in maintenance moduleWith Building Superintendent inspection of buildings and grounds at least twice weekly recording deficiencies; schedule repairsEmergency situations may call for working eveningsFamiliar with HUD. DHCR, HDC, HPD as well as HUD and Rent Stabilized Rules and Regulations i.e. rent stabilizationQualifications: High School Diploma/GED equivalency. Computer literate. Knowledge of Yardi/Voyager software is helpful. Experience with Low Income Housing Tax Credit, and HUD Regulations. Ability to accurately and consistently maintain logs and write reports. Knowledge of DHCR Rules and Regulations. Supervisory skills. Ability to work with multi-ethnic seniors with compassionate and confidence. Team building and personnel supervisory skills.Bilingual helpful — Greek, Spanish, Chinese, Korean.Property Manager Software, especially Yardi is a plus.Salary: up to $55,000 per year Powered by JazzHR
