Reporting to the Community Manager, this is an exciting opportunity to help us achieve our mission of building community,What You'll Do...Daily OperationsMaintain the integrity of all physical structures, meet safety standards, and ensure a well-maintained living environment for community members, visitors, and team membersEnsure the community meets the Company's standards for show quality by daily inspecting community Anticipate, identify and resolve maintenance issues in a timely manner Use YARDI to track work orders and make ready progress Maintenance of Fire sprinklers, backflow, panel, and alarm compliance including inspections and updated permits Lead ongoing property maintenance and improvement plans and assist with quarterly inspections Maintain a clean work area, tools, and equipment. Responsible for obtaining, maintaining, care, and inventory of all supplies and equipment owned by the property and/or the management company Achieve high expectations for the upkeep of the community and swiftly address maintenance concerns Practice proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues LeadershipTrain maintenance staff on procedures, safety standards, and workmanshipSchedule turn for vacant apartments; inspect vacant and make-ready apartmentsTrack and manage all maintenance inventoryAssist Community Manager with managing a maintenance budget and vendorsDevelop strong personal relationships with our community membersAchieve high community member satisfaction and promote retentionProvide hospitable and high-quality service to ensure a memorable experience for all QualificationsHas a professional working knowledge of all aspects of maintenance repair and service and a valid driver's licenseProven experience in HVAC/maintenance repairs preferably in lease ups, multifamily housing, Active Adult, or hospitality environmentHVAC/Pool Certifications and experience requiredMust have strong plumbing and electrical skillsMust possess strong attention to detailExperience using YARDI or other property management softwareEffective communication skills with an ability to build collaborative partnershipsServant leader mindset and passionate about making a difference in other's livesDevoted sense of accountability and solution-orientedMust have general knowledge of OSHA, ADA, and Fair Housing regulationsMust have reliable transportation; flexibility to work a regular Mon - Fri schedule and nights, weekends, and/or holidays when required - on call pay availableMust be able to physically access all exterior and interior parts of the property and amenities; must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistanceSome of the Reasons You'll Love Working with UsBest Place to Work Award RecipientCompetitive bonus opportunitiesGenerous paid time offPurpose-driven culture; rewarding workComprehensive health, dental, vision benefits401k retirement plan with robust employer matchMilestone anniversary rewards including travel, spa retreats, home down payments, student loan payoffs, sabbaticals, and moreAbout SparrowFounded in 2017, Sparrow is at the forefront of one of the fastest growing housing segments in the nation focused on Active Adult 55+ communities and is now also embarking on the development of "build-to-rent" communities with an exclusive, programmatic equity partner.
