Immediate opening for Property SupervisorProperty ManagerPasadena, CASalary: $65,000 - $70,000 annually Real Estate and Residential Property Management company is looking for a qualified and professional Property Supervisor.Previous property managementreal estate experience required.Job description:This position is full-time with some over-time required.Perform property visitations and inspections to ensure properties are in good condition, check that proper maintenance is performed, and to inspect vacancies upon teracts with building owners, managers, and tenants on a daily basis via written correspondence, phone calls andor meetings.Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as needed.Approves work orders for properties on work performed.Ensures all rents are collected, vacancies are accounted for and units prepared promptly for occupancy.Reviews monthly operating statements for accuracy and integrity.Reviews related property invoicesbillings for timely payment.Supervises and coordinates activities of Assistant Property Supervisor and Resident Managers including performance evaluations and employee counselingAssists with eviction of tenants in compliance with court order and directions from Lawyer and owner.Assist with preparation of annual operating budgets for properties.Performs rent increase analysis (pricing units when vacant to ensure rents are competitive with the surrounding neighborhood, as well as periodic evaluation of market rent levels for all units)Increases rents on a timely basis where applicable.Trains apartment managers with Assistant Property Supervisor.Attends weekly property management meetings, quarterly Resident Manager Seminars, and other meetings as required.Employs, or contracts for services of, security, maintenance, and grounds keeping personnel and onsite management personnel.Purchases supplies and equipment if needed.Directs issuance of check for monies due client.Prepares periodic inventory of building contents and property condition, and forwards listing to owner for review.Provides reports andor materials as required for sale or refinance escrows.This position requires frequent local travel to managed property's and requires a personal vehicle and proof of valid insurance. Vehicle allowance will be negotiated.The ideal candidate for this position is organized, detail oriented and has excellent customer service skills.
