***Position can sit remotely in Arizona, San Diego and Los Angeles***SUMMARYThe Manager, Real Estate is responsible for assisting in the analysis and development of new store expansion, locating potential stores that fit the current Hibbett| City Gear growth strategy and negotiating letters of intent and leases to achieve the best possible deal.ESSENTIAL DUTIES AND RESPONSIBILITIESWork with Senior Director to determine Hibbett and City Gear's store growth strategy.Research and find potential new locations for Hibbett I City Gear stores that are in Hibbett I City Gear's focus areas and align with the company's current growth plan. Travel and scout out different potential site locations.Negotiate a letter of intent with the broker or property owner for a prospective space.Analyze each site with a pro-forma to determine financial feasibility of space.Prepare power point and analytics for real estate committee.Present potential new site locations to the real estate committee after letter of intent is negotiated. If approved, is responsible for ensuring lease is completed.Manage space delivery dates with landlords.Manage the full spectrum of property assets related to leased space; work directly with Landlord's real estate brokers to meet space needsrequirements; negotiate terms and conditions of leases; review offers to lease and lease agreements.Coordinate lease administration to include, new lease; store openings and other real estate activity related thereto; lease database management; key lease dates; communication of lease data (especially store opening dates) to Construction, Merchandising, Accounting and other key departmentsInterface with attorneys to review, negotiate and finalize leases and coordinate various lease issues.Evaluate and finalize store locations with site visits.Provide assistance to construction and design as they draw plans and begin the construction of new locations.Develop and maintain relationships with brokers, property owners, and leasing agents.Protect the company's assets and financial information by ensuring the accuracy and effectiveness of internal control procedures and informing management andor appropriate officials of potential fraud risk.SUPERVISORY RESPONSIBILITIESHire, train and manage a team of Managers, Real Estate. Evaluate staff with mid-year and yearly reviews. Determine responsibilities and territories for each Manager, Real Estate. Work with staff to evaluate new deals prior to presentation to Real Estate committee.QUALIFICATIONSBachelor's degree in business or a related field5 or more years of experience in real estateExperience working for a retail companyExperience with lease negotiations and scouting out potential spaces for businessProficient in Microsoft Office, including Excel, Word, and Outlook
