Job Description:

The General Manager provides leadership, direction, and support to a property operations team to facilitate the effective management of a large urban mixed-use development and deliver superior customer service while maximizing the value of the asset. He or she will work collaboratively to develop the long-term strategy, annual business plans, and operating budget.Roles and Responsibilities: PeopleConduct bi-weekly meeting with all managersConduct new office and retail tenant orientationsReview and provide feedback on retail and office annual surveyReview residential survey results with all managersRecruit and select talent for any open positionsConduct semi-annual performance reviews for all direct reportsReview and approved performance reviews from Assistant General Manager and Service ManagerImplement and maintain associate retention initiativesLeverage vendor partnershipsProductWalk the property including lobbies, amenities, exterior of building, courtyard, hallways, made ready units, and parking garage to ensure highest possible curb appealCollaborate on capital improvements in parking garage with VPNEMonthly review of property marketing initiativesPrepare and implement annual marketing planAttend building out meetings of office and retail spaceConduct annual quarterly fire and life safety tests with Area Operations ManagerManage interior landscaping and site wide holiday décor through landscaping vendorProfitCreate annual budget and staffing plans including business plan, and capital improvement planUpdate 5-Year Capital improvement planCreate, update, and maintain quarterly reforecastReview and approve monthly financial statement variancesApprove all invoicesApprove all new and renewed contractsReview and approve all vacation time and paid time off for all associatesReview and approve all incentive and bonus plans and payoutsProcessDevelop and maintain all Standard Operating Procedures for managed areasReview and execute new & renewal leases in BluemoonProduce andor review all required reporting including weekly leasing report, CAM reconciliation report, real estate tax reconciliation report, monthly ARA operations report, monthly Samuel & Associates report, and quarterly goal setting and updateAttend andor conduct all required meetings including weekly management team meeting, budget process meetings, weekly cadence meeting, monthly ARA Asset call, monthly Samuels & Associates financial statement meeting, monthly VPNE financial statement meeting, and monthly YieldStar callQualifications and SkillsCollege degree preferred.A minimum of 10 years of experience in Property ManagementA minimum of 4 years in a General Manager role within a propertyReal Estate of business-related course of study preferredSales experience and or real estate leasing requiredProperty management and leasing experience is essentialExcellent communication, organizational, and leadership skills necessaryExperience with Yardi, MRI, YieldStar, and LevelOne is preferredAbility to interpret, evaluate, and communicate detailed written or verbal instructions to other accurately and quickly, including answering phones, attending meetings, written correspondence, or other forms of communicationAbility to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the officefacility Commitment to Diversity Equity and Inclusion: We believe that diversity and inclusion among our teammates are critical to our success, and we seek to recruit, develop, and retain the most talented people from a diverse candidate pool.We are committed to building a team that represents a variety of backgrounds, perspectives, and skills.
