GENERAL DESCRIPTIONThe Maintenance Manager is responsible for overall maintenance in the facility - Including the physical plant, all exterior and interior support equipment, and all production machinery. Following policies and procedures, current federal, state, and local standards, guidelines, and regulations governing our facility to ensure that our facility is maintained safely and comfortably. Plant Engineering consists of three major functional areas: Janitorial, Grounds keeping, and Facilities (HVACCompressed Air, Water Chillers, etc.). This position plans and directs all maintenance activities within a filter assembly plant. The facilities are in a rural community with a total of approximately 500 employees. ESSENTIAL DUTIES & RESPONSIBILITIES Provide coordination of all maintenance functions, internal and external, to assure that production equipment "up-time" is maximized.Ensure that quality standards are met, and downtime is reduced by predicting and correcting problems in a planned and organized manner.Propose new design concepts in the latest technology to improve the production processOversee all apprentices, journeymen, and the apprenticeship program, ensuring all are meeting the needs and requirements of the program.Provide specialty and safety items to protect employees of the department and in the plant.Assure availability of highly qualified staff capable of meeting departmental objectives by assisting in hiring, developing, and motivating ply with state, federal, and insurance carrier requirements for documentation andor provide data relative to plant improvements.Maintain efficient security for plant operations.Ensure informed management by maintaining communication on ways to improve efficiencies and effectiveness of production processes.Establish work-flow assignmentsFollow up to ensure effective daily and weekend performanceEnsures that necessary safety checks and preventative maintenance work are scheduled and performedAnalyze systems and procedures in effect for the development and prediction of maintenance cost reductionTrack current state and determine goalsPlans, coordinates, and executes strategic CapEx projectsPlans, coordinates, and oversees annual plant shutdown activitiesProvides advisory support to the plant-engineering groupTrouble shoots major problems on equipmentWork closely with the Environmental and Safety Department to improve conditions in the facilityDevelop a departmental budget and shift objectives coupled with an effective tracking methodAnalyze equipment and supplies necessary to maintain and operate plant and powerhouse equipmentDetermines countermeasures to reduce cost and downtimeCollaborate with Contractors and Engineers in preparation of cost estimates of proposed projects, and prepares Capital Investment Proposals for approvalTrain and maintain staff to meet the needs of the entire facilityMaintains plant engineering standards and complianceSupport and coordinate off-shift maintenance staffEstablish daily, weekly, and monthly objectives for Plant Engineering and MaintenanceMaintain focus on the promotion and development of staff. Ensure Safety and company policies are valued within the organization.Manage performance management and development process for the Maintenance DepartmentDaily contact with Production Department Managers, Operations Managers, and other staff departments (QA, Process Engineering, HR, etc.) regarding ongoing maintenance issues Drives the cultural changes necessary for the organizationResolves personnel conflicts and ensures customer satisfactionDevelops systems and uses applicable tools to improve understanding of maintenance costs and utility measures relative to overall goals of reliabilityOversees the daily operation of the utility systems for the siteInspects and troubleshoots equipment as needed, including steam boiler internalsManages engineering stores functions to properly support plant needs, including maintenance material and contracting needs process material needs, raw material purchasing, and physical inventoryOther projectsduties as assigned REQUIREMENTS (EducationExperienceCertificationsSkills)Bachelor's Degree preferred or equivalent education8 - 10 or more years [direct experience] in facility plant engineering-related activities and 5 years of supervisory management experience - preferably in high volume production andor heavy manufacturing environment or equivalent combination of education and experience.Must possess leadership ability and team building skills to effectively supervise professional and non-professional staff and interact with all levels of management; Good human relation skills, strong verbal and written communication skills required.Well-developed problem-solving skills and ability to develop conceptual alternatives; Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Physical Plant Unit; Computer literacyexperience required.Working knowledge in operation and maintenance of facility management services, low-pressure steam boilersvehicles, refrigeration and air conditioning, generators, plumbing and electrical systems, blueprint reading preferred, security systems, and equipment maintenance; Must be knowledgeable in building codes and safety regulations. Must be able to push, pull, and move equipment andor supplies more than 50 pounds. Must be able to distinguish colors.Ability to read, understand, and interpret technical manuals, blueprints, operating and maintenance instructions, safety rules and procedure manualsAbility to perform basic mathematical calculations, including computing rates, ratios, and percent; ability to draw and interpret bar graphsSolid knowledge in most or all the following: industrial maintenance, plant electrical systems, ACDC, welding, pneumatics, plumbing, pneumatics, and hydraulicsAbility to read, understand, and interpret technical manuals, blueprints, operating and maintenance instructions, safety rules and procedure manualsMS Office Suite
