teams to implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals established by Rebees Management Company (RMC) and the property owner. Roles + ResponsibilitiesPerform all plumbing, electrical, or HVAC requirements of the building(s)Maintain heaters, chillers, pumps, fan coil units, etc.Monitor and adjust all mechanicalpneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildingsRepair doors, ceilings, hand railings, and floorsPerform preventive maintenance duties including changing filters, oiling motors, replacing light fixtures, inspectingadjusting belts, replacing bearings, aligning shafts, and annual inspections as directed by manufacturersInspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, and sump pumpsDocument and report activitiesClean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devicesTroubleshoot, evaluate, and make recommendations to upgrade maintenance operations andor implement savings opportunitiesPossess competent knowledge of the use and care of tools and equipment used in facility and ground maintenanceRespond immediately to emergency situations and customer concerns Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditionsInspect new installations for compliance with building codes and safety regulationsMaintain and operate life safety and fire systemsPerform welding, carpentry, and snow removal when necessaryComply with all applicable codes, regulations, governmental agency, and RMC directives as related to building operations and practice safe work habitsGeneral Maintenance and Operation DutiesUnderstand OSHA guidelines and how to ensure that all equipment is maintained to guidelines and standardsRead and follow written and oral instructionsConvey thoughts and recommendations orally andor in writing to supervisors, contractors, and others in order to solve building-related problemsOperate and use necessary manual and power-driven toolsLift and carry objects of up to 50 pounds for distances of up to 30 feetClimb ladders and stairsAssist in understanding and establishing or improving preventive maintenance and overhaul schedules for all equipment and mechanical systems within the projectAssist or take responsibility for maintenance and operation programs and schedules for all equipmentRepair and maintain equipment in ceilings, on roofs, and in tenants' suites Engineered System ResponsibilitiesTest, maintain, and restore to working order any component of the main engineering systems used within a property including but not limited to the following:StructuralEmergency warningsHeating, ventilating, air conditioning (HVAC)PlumbingElectricalExecute performance tests using the appropriate tools and equipmentRestore systems to working order, which includes identification and repair or replacement of:PumpsMotorsGeneratorsCompressorsBlowers and fansPump and engine valves Electrical outlets and light fixturesRead and operate test equipment (refrigerant gauges, thermometers, volt-ohm, and amp meters)Read and comprehend blueprints and schematic diagrams of wiring, plumbing, pneumatics, and building constructionWorking knowledge of systems from 12 volts to battery-supplied powerEmergency System DutiesRespond to and assist emergency response personnel when on duty or on call Be able to carry andor otherwise move people and equipmentTest and maintain emergency systems including:Fire Qualifications Needed To SucceedEducationHigh school diploma or GED equivalent  Experience Minimum of three years of building maintenance experience Appropriate license or permit for trade as may be required, i.e. Journeyman or Master Electrician License or City LicensesTechnical SkillsMust possess basic computer skills and ability to operate Windows and Office-based softwareMust have a thorough understanding of HVAC, electrical, and building automation systemsAbility to interpret mechanical, electrical blueprints, and schematics Argus, Building Engines, or Impak knowledge preferred Interpersonal SkillsStrong hospitality and customer service orientationManage own time on a daily basis with little supervisionMust be able to handle multiple projects, changing priorities,
