The ideal candidate must have a proven track record while being professional and a motivated self-starter. Must have 3 to 5 years pre construction for a commercial construction company. Experience with large projects and strong management skills. Strong Estimating skills important. The Pre-Construction Project Manager Manager requires an organized, and detail oriented individual that has a complete understanding of estimating, construction documents, and bid packages. The Pre-Construction Manager is responsible for organizing preliminary budgets and schedules. The ideal candidate will have a proven track record and the experience to coordinate and perform pre-construction tasks working with current & potential clients, architects, and engineers for assigned projects. They will also have experience with the following Manage the Preconstruction process: Review plans and provide comments to the architect at each stage of design regarding constructability and completeness. Review pricing in comparison with owner's budget and suggest changes or alternatives as required. Take-off quantities and budget the cost of the work at each stage of design. Prepare bid packages, preliminary schedules and any other information required to receive responsive, competitive bids from subcontractors and suppliers. Provide a thorough scope review for each trade plugging additional pricing where appropriate. Prepare the estimate for general conditions. Assemble a complete GMP proposal that provides reasonable risk management and present to Preconstruction Director andor company management for review. Present company approved GMP proposal to owners.
