OverviewOur company, a leading player in the retail industry, is seeking an experienced and dynamic Senior Vice President of Real Estate to lead our real estate strategy and build out a high-performing real estate team. If you're passionate about retail, have a proven track record in real estate development, and thrive in a fast-paced environment, we want to hear from you!The Senior Vice President of Real Estate will lead the development and execution of a comprehensive end-to-end real estate strategy, involving the oversight of site selection, lease and purchase negotiations, construction, property management and lease administration functions. In addition, this position is responsible for lease renewals and divestiture of leases for underperforming stores.The Senior Vice President of Real Estate will drive the successful execution of the overall direction regarding expansion and right-sizing of the real estate portfolio while delivering on financial and operational targets. This position serves as the primary architect to drive the real estate platform, focused on real estate and business development opportunities.ResponsibilitiesLead the strategic development and execution of a robust new store growth plan. Partner with the executive team to build alignment on market-specific development objectives.Make decisions regarding site location, budgeting, construction, property management and real estate acquisition.Perform financialdemographic analysis to ensure new store models accurately reflect the potential performance of a location.Identify new areas of opportunity for growth and brand development; investigate current markets, new markets and acquisition targets.Study competitive activity to spot trends, analyze site selection criteria and methods, and keep abreast of competitor activities.Manage the development process between internal teams, architects, contractors and other vendors with emphasis on decreasing development team and overall project costs. Implement processes to ensure successful execution of store design and build, on time and on budget. Evolve processes and efficiencies continually around real estate, construction, design and procurement. Ensure compliance with local zoning and development requirements; oversee permitting process.Collaborate with a variety of internal teams such as Sales, Marketing, Finance, Operations, etc. to ensure store growth strategy is achieved.Manage existing real estate to minimize site costs and maximize value of assets.Oversee real estate matters to protect existing real estate inventory and assets.Prepare quarterly real estate reports to strategize on current issues.Coordinate with legal counsel in all matters including lease drafting; purchase agreement drafting, and the closing of acquisitions; restrictive zoning; takings; lease contract disputes; code violations and other legal issues.Determine the optimal utilization of both internal and external resources to effectively manage capital.Play a key role in real estate negotiations and lease renewals for the real estate portfolio.QualificationsEducation: Bachelor's degree in real estate, Business, or related field.
