Macdonald & Company is exclusively retained to appoint an SVP of Development, on behalf of a privately-held real estate developer, owner, and operator of Affordable HousingLIHTC real estate projects in Nashville, TN.ABOUT THE GROUPThe group made the strategic decision to eliminate all floating rate debt 18 months ago. As a result, they are now in a robust position poised for steady and sustained growth. With a well-defined business plan and a promising pipeline, they anticipate the SVP of Development achieving significant success in 2024, 2025, and beyond.The group has holdings in TN, SC, GA, and FL and are positioned well to continue their growth across the Southeast of the United States.The group has a loyal investor base of 130-semi-institutional family offices, cent-millionaires, and UHNW individuals.THE VISIONThe goals for the Development team, with this SVP of Development appointed are:In 2024... acquire 1800 doors for ac-rehab, and acquire land for 4x ground up development deals - comprised of 2x tax credit, and 2x conventional multifamily deals.By 2026... have acquired a total of 5,000 doors for ac-rehab; with 3,000 units under renovation, and 1,500 units under PENSATION ON OFFERThe SVP of Development will receive a competitive base salary, benefits, and bonus, alongside a generous promote structure andor profitability of the Development business unit.RESPONSIBILITIESStrategic Planning and Execution:Develop and execute comprehensive development strategies aligned with company objectives, emphasizing LIHTCTax CreditAffordable Housing and Market Rate properties.Identify new development opportunities, conduct feasibility studies, and assess market conditions to ensure successful project implementation.Project Management:Lead all phases of development projects, including site selection, due diligence, entitlements, design, financing, construction, and lease-upsale.Collaborate with cross-functional teams, consultants, and stakeholders to ensure projects meet quality, budget, and timeline goals.Financial Analysis and Budgeting:Conduct financial analysis, feasibility studies, and risk assessments to determine project viability and investment returns.Prepare and manage project budgets, monitor expenses, and optimize financial performance throughout the development pliance and Regulatory Oversight:Ensure adherence to regulatory requirements, including LIHTC, Tax Credit, Affordable Housing, zoning regulations, and other applicable laws.Oversee compliance processes, approvals, and documentation for all development projects.Team Leadership and Collaboration:Mentor, manage, and lead a high-performing team of development professionals, fostering a collaborative and innovative work environment.Cultivate strong relationships with external partners, contractors, government agencies, and community stakeholders.
