Our diverse workforce is uniquely focused on empowering New Yorkers, without exception, to live the healthiest life possible.Job DescriptionH+H seeks to hire a Building Automation Systems (BAS) Manager (a.k.a. Energy Engineer) to serve within H+H Corporate Energy Office. The BAS Manager will report to the Sr. Director of Decarbonization & Sustainability and advance energy-efficient controls efforts at H+H. The purpose of these efforts is to drive operational excellence, energy and emissions reductions, and environmental improvements within H+H's building portfolio. In addition, the BAS Manager will lead the charge to replace outdated pneumatic and proprietary control systems with non-proprietary, platform neutral control systems; provide oversight for the installation of BACNET-capable local controllers on major HVAC equipment at facilities without a BAS system so they can be controlled centrally and efficiently.General tasks and responsibilities will include:Leading energy-efficient controls efforts at H+H, including serving as a central touchpoint for stakeholders: Develop and recommend practical, solutions-oriented control technology interventions across H+H's building portfolio and serve as a subject matter expert to support stakeholders that consists of Facilities Management, Capital Development, IT, and Contractors on controls upgradesenhancements.Evaluating the operational condition of various BAS throughout H+H's portfolio: Prepare condition assessment survey reports for the existing building automation systems. In addition, work closely with Chief Engineers & Director of Engineers regarding potential BAS software and hardware changes, including operational improvements and installation of building automation system components.Quantifying energy conservation opportunities: Prepare applications for funding programs and provide periodic updatesreports to DCAS Division of Energy Management. Perform technical calculations to estimate the expected energy savings, cost savings, and emissions reductions for controls upgrade projects.Providing supervision for controls projects: Manage the design and construction process for controls upgradeoptimization projects to ensure proper, timely, and cost-efficient completion.Overseeing controls procurement and design: Review plans, construction contract specifications, and codes to determine project requirements and their compliance with H+H specifications for new controls projects. Select materials, including DDC modules, field sensing and control devices, dampers, and valves, to meet project requirements, specifications, codes, and standards.Effectively monitoring building control systems, including performing trending: Monitor BAS systems remotely (where available) to perform data trending and use data analysis software to identify areas of improvement for the mechanical systems. Furthermore, optimize sequences of operations for various type of large HVAC equipment to ensure that this equipment run as efficiently as possible and also in harmony with each other.Identifying operational efficiency improvements to reduce equipment wear and tear and create energy and emissions savings: Take "snapshots" of large energy-consuming HVAC equipment and compare them periodically to see where opportunities exist to reduce equipment run times, reduce GPM flow rates, CFM airflows, andor operating pressures when feasible.Providing other necessary support to the H+H Corporate Energy Office: Contribute to the other initiatives being advanced by the H+H Corporate Energy Office as needed. Minimum Qualifications1. A Masters Degree from an accredited college or university in Healthcare, Hospital, Public, or Business Administration, IndustrialOrganizational Psychology, Organizational Behavior or a related field and three years of full-time experience planning, developing and monitoring programs, systems andor procedures in support of administrative management initiatives, one year of which must have been in a responsible managerial or supervisory capacity; or2. A Baccalaureate Degree from an accredited college or university in Healthcare, Hospital, Public, or Business Administration, Psychology or a related discipline and four years of fulltime experience as outlined in 1 above, two years of which must have been in a responsible managerial or supervisory capacity; or3. A satisfactory combination of education, training and experience. Department PreferencesThe ideal candidate will bring the following skills and experience to this position:A good understanding of HVAC systems controls software to read, test, and make changes to logic as needed.Familiarity with troubleshooting methods and practices of basic HVAC system logic.Able to set up trend logs and perform building re-tuning.Able to read and understand Architectural, Mechanical, and Electrical blueprints.Possesses a good understanding of the operation and control of mechanical equipment and their control sequences.Experience troubleshooting DDC systems, low voltage control systems, and computer mitment to customer service and demonstrated ability to effectively manage multiple projects.High level of productivity: able to meet and even exceed deadlines and handle multiple responsibilities simultaneously.Possession of one or more of the following certificates:Certified Energy Manager (CEM); Certified Energy Auditor (CEA); Certified Building Commissioning Professional (CBCP) or Existing Building Commissioning Professional (EBCP); or Building Operator Certification - Level 1 credentialsKnowledgeable in:Strong understanding of building control systems and energy efficient control technologies.Familiarity with technical project management operations, including project planning, scope development, design and construction management, and project close-out.Knowledge of and experience with various type of Building Automation systemsplatforms such as: BMS, BAS, Direct Digital Controls(DDC), LON, LonWorks, BACnet, MODbus, Johnson Controls, Delta Controls, Honeywell, Tridium, Alerton, Automated Logic, Distech, Schneider, Delta, TAC and etc.NYC electrical, mechanical and energy codes.Cost and savings studies and incorporating energy conservation mercial HVAC equipment operations such as chillers, air handlers, roof top units, pumps, boilers, and how their control systems can be enhanced to improve energy efficiency.
