Are you up for the challenge?The roleThe Regional Property Manager at Birge & Held is accountable for all community operations within hisher assigned locations. Heshe is responsible for the direct supervision of Property Managers and indirect supervision of the entire site staff within their assigned portfolio. The RPM will report to the Regional Vice President, Client Assets. This individual is responsible for ensuring the communities generate a satisfactory cash flow, properties are properly maintained in accordance with Company standards and customer satisfaction is assured. Also responsible for all regional functions, procedures, and policies. What you will doEssential Duties and ResponsibilitiesConduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartmentsBuild and maintain strong business relationships with team members to develop motivated, well-trained teams, and establish and maintain positive, productive relationships with residents, the community, suppliers, vendors, consultants, site employees, and other members of corporate management and staffCommunicate frequently with Regional Vice President on vital needs of the propertiesAssist site staff in preparation of monthly financial accounting reports and explanation of budget variances, as well as with preparing management plans, marketing plans, vendor contracts, and budgetsSupport all sites with questions and concerns while working with HR to resolve staff issuesRepresent Birge & Held in the areas where designated properties are locatedAnalyze processes and procedures to ensure optimum efficiency levelsReview and approve all bids prior to submissionPrepare all reports and correspondence and handle complaints andor problems timely and accuratelyWork with HR when determining staffing needs and recruit, hire, orient and motivate staff of the communitiesUtilize available KPI reports and performance dashboards to monitor and manage asset performanceAssist site staff in the development, implementation and management of a successful marketing plan for each communityWork with the accounting department to ensure financial policies and procedures are adhered toMake regular inspections of the communities to ensure standards and procedures are upheld. Inspections include checking vacant units, rent-ready units, and reviewing files for proper documentationEnforce lease and other government rules and regulations, including Fair Housing laws, building safety, health codes, and local ordinancesCarry out other duties as assigned by the Regional Vice President or Leadership staffContinue to adapt and innovate for maximum efficiency and profitability in a dynamic environmentEnsure excellent curb appealAssess capital needs of each asset and communicate to the Regional Vice President, as applicableWhat you will needDesired Skills and Competencies:An understanding of NOI, and cash flowAbility to build high producing teams that meet performance goalsExperienced in community financial analysis and must be able to read and understand financial reportsMust be able to handle crisis appropriatelyAble to balance the various priorities of individual communities, residents, and the staffMust be able to communicate effectively in the organization, both verbally and in writingAble to work efficiently with a high level of accuracy, attention to detail, and follow-throughEducation and Experience:Bachelor's degree in Business preferredMulti-Site management experience preferredAt least 3 to 5 years of supervisory apartment management experienceMust possess a valid driver's license at time of hire and maintain thereafter as a term and condition of continued employmentExperience in developing and managing budgets, implementing successful marketing plans, a comprehensive knowledge of Fair Housing practices, maintenance, staff training and supervision and rental collectionsExhibit strong attention to detailAbility to perform at high levels in fast paced work environment and successfully adapt to changing priorities and work demandsWhat we offerCompetitive compensation, retirement plan option, medical, dental, vision and life insuranceA collaborative, progressive, team development environmentPaid holidays (including your birthday!) and paid time offOpportunities to make a difference in a growing and highly productive environmentBirge & Held is an Equal Opportunity Employer and we are committed to hiring a diverse and talented workforce.
