We are committed to hiring the best, most talented people in our industry; and we support them through professional growth, flexibility, and personalized benefits to manage life in and outside of work.  Whether you've got deep experience in commercial real estate, skilled trades, and technology, or you're looking to apply your relevant experience to a new industry, we empower you to shape a brighter way forward so you can thrive professionally and personally.JLL is seeking Lead Operating Engineer in Sparks Glencoe, MD to join our growing team.Hours for the position is Tuesday- Friday, 8PM-6AM.RESPONSIBILITIES:Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy.Foremen and advisor for maintenance personnel in installation, repair, and maintenance of all base building and critical system machinery and equipment.Assures that equipment is maintained in an energy efficient, safe manner. Works to reduce client equipment down time to a minimum by implementing and performing structured preventive, predictive equipment maintenance.Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components.Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.Perform assigned facility inspections, vendor work and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.Respond effectively to all emergencies.Prepare and submit to management summary reports listing conditions found in the performance of assigned work, and recommend and/or suggest action to be taken.Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in every day activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.Maintain compliance to State, County, or City Ordinances, Codes, or Laws.Must be willing and able to support any after hours building related activity as required.Attend periodic training seminarsInteracts with external and internal customers with a positive demeanor.Able to utilize Microsoft word, excel and e-mail, enter, query and change fields within a CMMS system.On call duties and overtime as requiredLead Engineer Responsibilities:Directs engineering operations and monitors performance of their assigned shift. Including but not limited to the performance of all maintenance departmental service requests and work orders, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.Works with Chief Engineer on operational recommendations for such items as capital and operating budgets.Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and trouble shooting procedures.Maintains current update CMMS information for own site(s). Specific duties include but are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff or vendor, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to: ensuring the timely performance of maintenance contract work, overseeing the fulfilment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.Responsible for short term site, safety and operational training, maintaining documentation of training for the site Chief Engineer.Participates in facilities remodeling, new exhibit construction, and other planning activities of other Departments. Monitors construction and repair projects and provides feedback to site Chief Engineer.Provides operational recommendations to Chief Engineer and or Operations Manager for process improvement efficienciesRequirements:Candidate must possess a Universal CFC recovery certification and a Grade 2 Boilers License.Have a minimum of five (5) years of technical experience in all aspects of building engineering with a strong background in technical aspects of HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application. The candidate should also have critical environment experienced.
