How you'll make an impact:The Senior Manager of Real Estate is responsible for building and leading support strategies designed to optimize our Retail real estate processes & initiatives from conception to implementation.   Working with dynamic 1000+ store portfolio.Strategic Planning - Real Estate Portfolio (50%):Own North American real estate portfolio - providing data driven insightsRecommendations for store closures and new openingsMajor market analysis of CRI's current real estate position and future strategy (with Tango)Performance by store / market - including impact of wholesale relationshipsSuccinct and persuasive communication to senior leadership of real estate portfolio strategies based on data driven analysisPreparation and presentation of strategic real estate materials for monthly business reviews and for earnings call and Board of Directors presentationsLead analytical support for ongoing negotiations with landlordsAd hoc requests to support the forecasting, planning, and analysis of the Company's real estate portfolioReal Estate Portfolio Analysis (50%)Lead the process of preparing analyses and presentations for the monthly portfolio review and for review meetings to present new store opportunitiesOwn the analysis and presentation of market reviews of the real estate portfolio in all major US marketsMaintain dashboards of key real estate related Key Performance Indicators (KPIs): Rent per square foot and % to sales, occupancy cost per square foot and % to sales , earnings before interest and taxes per square footTop and bottom store and market performance metricsLandlord portfolio penetration and related KPIsOwnership of new store open grid and tracking of new store performance (actual vs. pro forma)Coordination of rent budgets with retail financeMonitor performance of existing store portfolio and new store locations - making recommendations for corrective actions or additional opportunities to create valueSurvey trends in real estate and retail to proactively identify risks and opportunities for Carter's Retail portfolioManagement of real estate reporting and interaction with finance, accounting, and legal including:Leadership and management of store closing watch listCoordination with lease administration related to drafting and distribution of monthly Portfolio Management Committee master agenda, critical date report and sales kick-out trackerUpdating and maintenance of quarterly fleet performance reportsWe'd Love to hear from you if: (Requirements section)Must have:8+ years or related experience in high volume/multi store real estate environment or real estate research firmBachelor's in Business, Statistics, Mathematics, Economics, Real Estate, or related fieldAbility to communicate key takeaways from in-depth analyses to senior leadershipDemonstrated strength in collaborating broadly across an organization on large-scale analyses and the communication of strategies / plansExcellent written and verbal communication skillsStrong attention to detailSelf-motivated and intellectually curious - seeks opportunities to improve analysis and the business without being askedTechnical/System Experience - advanced Excel, advanced PowerPoint, CoStar, Hyperion (preferred but not required), mapping proficiency with GIS platformsExtensive Analysis Experience - Working knowledge of retail lease documents, cannibalization & sales transfer analysis, customer data analysisPreferred skills and experience:Experience working closely with Financial Planning and Analysis teams, excellent communication skills and the ability to work effectively across all levels and teams within the company.OUR Team Members:Lead Courageously:Have a strong sense of personal values that align with our Collaborates Broadly:Build cooperation, trust, and thrive in a consensus driven environment.Customer Focus:Proactively seek opportunities to leverage data and fact-based insights to serve customers and/or internal clientsDrive Growth:Set aggressive goals and implement plans preciselyCultivates Innovation: Respectfully challenge the "we've always done it this way" mentality and explore new ways to achieve desired outcomesMake a career at Carter's:Career Development: Success starts from within, and we have several paths from which you can choose to enhance your career evolution.
