Job Description:

ESSENTIAL DUTIES AND RESPONSIBILITES Project Management• Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, construction, occupancy, and closeout.• Interfaces directly with clients to define project requirements.• Develop and improve upon assigned client relationships fostering a "trusted advisor" status.• Implements project documentation governance aligned with Directline and client requirements. • Ensures project data integrity and documentation is accurate, timely and coordinated.• Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.• Manage Quality AssuranceQuality Control (QAQC) program initiatives.• Drive enforcement of safety protocols by the project staff.• Attend project OwnerArchitectContractor team meetings during the Construction Phase• Prepare monthly project forecasts, cost reports, and construction billing forecasts.• Review and monitor all design and construction phase documents for conformance with the budget, schedule, and customer expectations.Vendor Management• Prepare and manage RFP and RFI process. This including instructions, coordination, and reviewing of bids for conformance, qualifications, and financial factors.• Negotiate and prepare subcontracts, contract purchase orders, agreement change orders, and change order requests.• Confer with the Sub-contractor to provide input for the pre-bid and master construction schedule.• Prepare subcontractor pre-award checklist.• Review the subcontract pre-billing worksheet (schedule of values) and monthly progress payment request and monitor payment receipts and disbursements.• Monitor the financial responsibility and past performance of subcontractors prior to award of any subcontract.QUALIFICATIONS • Bachelor's Degree plus a minimum of ten years related experience or an equivalent combination of education, training, andor experience. • RCDD preferred • Project Management Professional certification preferred. • OSHA30 certification preferred.• Experience managing multi trade construction operations; this includes but is not limited to, structured cabling, fire life safety systems, security, electrical, HVAC, and plumbing.• Ability to read, understand and interpret contract documents, drawings, specifications, and scopes of work.• High level of proficiency with software used in the construction industry. This includes but is not limited to Microsoft Office suite-general, MS Project, P6, Blu-beam, and CADD• Exceptional project management and organization skills• Strong communication and teamwork skills both with written and spoken words.
