Property Management Technician:Job Summary:Reviews and executes assigned work orders. Estimates time and materials needed to complete repair in a timely manner. Conducts property spects building systems, including but not limited to: alarms, HVAC, plumbing and electrical on a recurring basis to ensure system optimization. Keeps maintenance logs as required.Plans and coordinates equipment installation and refurbishment. Complies with applicable code regulations, governmental agency and company directives related to building operators and work safety. Ensures compliance with routine government required inspections.Responds to tenant's maintenance requests.Monitors contract and service agreements with outside contractors and vendors; ensures job compliance and completion.Performs routine maintenance service and repairs.Grounds keeping as needed. Responds quickly to emergency situations. Rotating on call scheduleHVAC filter changesLight electrical work to include changing bulbsballasts, common area lighting.Plumbing repairs on toilets, urinals, sinks and other light plumbing needs.Light carpentry work.HVAC filter changesLight electrical work, change bulbsballasts, common area lighting. Requirements:Knowledge of operational characteristics, services and activities of a comprehensive facilities and grounds maintenance program. Knowledge of principles and practices of facilities maintenance and cleaning. Knowledge of principles and practices of materials and equipment purchasing. Should be a self-starter with strong time management, organizational and problem-solving skills.Ability to think on one's feet to effectively solve problems. Communicating clearly and concisely, orally, electronically and in writing. Strong customer service and people skills.Ability to use various tools pertaining to a job in a safe manner. Establishing and maintaining effective working relationships with those contacted in the course of work.High School diploma or equivalent 10+ years of (full time equivalent) experience in property facility maintenance.Must possess a valid North Carolina driver's license and have a satisfactory driving record.
