Job ResponsibilitiesManages the day-to-day operations including managing the team members, daily activities, andresources of the property to achieve established budgeted financial and operational goals andensures that the operation of the property complies with Company policies and procedures, FairHousing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws andregulations governing multi-family housing operations.ï‚· Show rental units to prospective tenants, including in-person tours, and virtual tours.ï‚· Answer tenant phone calls, texts, and emails. Respond to tenant requests and leasingprospects promptly.ï‚· Promotes resident satisfaction and retention by responding to complaints, questions,and requests in a timely manner, and taking appropriate action to resolve and addressservice issues. Ensures the property's maintenance team members comply with theCompany's standards with respect to responding and completing resident servicerequests.ï‚· Supervises property staff by interviewing, hiring, orienting, and training employees, andmanages their performance in accordance with Company policies, values, and businesspractices. Responsible for managing a team of porters (especially for Food Hall closingand opening) and assistant property manager.ï‚· Call tenants regarding past due rent amounts.ï‚· Use Appfolio property management software to send lease applications, send leasedocuments, collect rent, and input work orders.ï‚· Prepare monthly reports concerning leasing, property status, and any expenditures out ofthe ordinary.ï‚· Advertise and update available rental units on the appropriate online platforms (such asZillow).ï‚· Maintain high building occupancy by managing turnover of units and minimizing time thata unit is vacant.ï‚· Ensure apartment turnover is completed promptly. Provide Accounting Department withnecessary receipts and documentation to return the security deposit within the 21-daytimeframe under California law.ï‚· Meets targeted revenues by setting rent rates, ensuring rent and fees are collected andposted in a timely manner, and preparing and reviewing monthly financial status reports.ï‚· Approves invoices from vendors, contractors, and service providers for payment byreconciling work performed or products purchase, and manages communicationbetween the vendorcontractor, accounting, and the clientowner as needed.ï‚· Process online applications by completing rental, employment, and reference verification.ï‚· Ensure collection of rent, security deposits, and utility account numbers are providedbefore keys are issued to tenants.ï‚· Complete a property inspection daily of structure, grounds, parking lots, garages, andvacant units and document in Appfolio. Create a work order for pending items from theinspection.ï‚· Ensure the building is clean and maintained. Log work order in Appfolio if there is amaintenance issue to be addressed.ï‚· Serve 3-Day Notices and any other delinquent or pertinent notices required by law.ï‚· Attend court on all matters pertaining to evictions or other legal matters pertaining to theproperty.ï‚· Conduct periodic quality checks on equipment and systems to ensure everything is up tostandard.ï‚· Availability after-hours as needed for emergencies.ï‚· Assists in managing the clientowner relationship by meeting with the owners,conducting property tours, providing updates and information about the property'sperformance, and responding to owner requests as needed.Required Skills and Experience:ï‚· 3 or more years of residential property management experience required. Experience incommercial property management preferred.ï‚· Word processing, basic spreadsheet, and other computer skills.ï‚· Familiarity with Appfolio is preferred.ï‚· Experience in personnel management, leasing practices, and property managementpractices.ï‚· Knowledge of legal administrative procedures related to residential propertymanagement in the City of Los Angeles is preferred.ï‚· Knowledge of Section 8 affordable units is preferred, since 5 of the 200 units are deed restricted affordable units.ï‚· Proficient in office administration tasks, including file management and correspondencehandling.ï‚· Excellent conflict management skills to handle tenant disputes or conflicts effectively.ï‚· Customer service-oriented mindset with the ability to build positive relationships withtenants, vendors, other employees, and owners.ï‚· This position must pass a post-offer background test.
