With a culture of recognition and reputation for excellence, ELS is the ideal organization in which to develop a long and successful career!ELS is hiring for the position of Senior Analyst on our Capital Investments team in Chicago, IL.What you'll do: The Capital Investments - Senior Analyst administers and helps to manage portfolio capital investments, including capital budgeting and project completion, capital spend reports, capital expenditure system development and internal and external investment opportunity underwriting. This position requires periodic travel for meetings and property visits.Your job will include:Develop budgets and long-term capital plans with respect to recurring and non-recurring capital projects, including development, expansion, and major upgrade projects.Prepare presentations for capital investment plete detailed pro-forma models for capital allocation and investment opportunities.Provide recommendations on various business analyses for senior management.Manage the further development of the company's capital project software systems.Work with net present values, internal rates of return, payback periods, discount rates, terminal values and capitalization rates.Prepare performance analysis and reporting on key operational performance indicators.Collect analyze various market information as required.Experience & skills you need:Bachelor's degree in Finance, Accounting, Real Estate, or a combination of education and equivalent experience.3+ years in a financial analysts or accounting role.Exceptional knowledge of Microsoft Excel and the ability to perform advanced word processing and data entry.Ability to use thoughtful analysis to define problems, collect data, establish facts and draw valid conclusions.Proficiency with standard financial conventions (e.g., net present values, internal rates of return, capitalization rates, etc.)Strong communications skills and the ability to effectively present information to operations and asset management teams, consultants and contractors and respond to questions.Strong financial acumen, including problem-solving, critical thinking and the analytical skills required to assess operations and initiate changes to improve property performance.Ability to manage multiple projects simultaneously and prioritize based on company needs.Valid driver's license, good driving record and current auto insurance.Willingness to return for your excellent skills and abilities, we offer a comprehensive benefits package including: medical, dental, and vision plans, a generous 401(k) employer match, and paid vacations, holidays, and sick time.We invite you to visit our web site at for additional information regarding our exceptional resort communities.As an Equal Opportunity Employer, we welcome and thank all applicants.
