Job Description:

A leading real estate company in the Tri-state region seeks to hire a Property Manager with expertise in Affordable Housing for their Bronx-based portfolio of 6 properties.The ideal candidate should possess over 4 years of experience as a Property Manager in affordable housing, with responsibilities including daily property management tasks, supervision of building personnel, handling maintenance concerns, and ensuring the financial success of the properties.This position offers a salary of up to $120,000, and the company aims to fill the role promptly.Key Responsibilities:Supervise daily operations of the property and maintenance teamEnsure prompt completion of work orders, repairs, and resource allocationMaintain and update Management Operating Reports (MORs) and prepare annual budgetsEnforce occupancy policies and proceduresOversee HQS inspections and court-mandated repairsAddress and resolve all violations until resolutionConduct regular building inspections to identify potential issuesGenerate and review management reports including budgets, variance reports, MORs, move-out inspections, incident reports, and provide explanations as necessaryManage unit turnovers and optimize unit sizesCommunicate with tenants, vendors, contractors, and headquartersReport building operations, staffing needs, and employee issues to HRCollaborate with leasing and collections departmentsCoordinate with project teams and construction supervisors for NYCHA conversionsManage CAPEX projects from bidding to contract executionReview and approve timesheets, requested time off, and invoicesSupervise on-site agency inspections (REAC, MOR, API, etc.)Enforce security protocols and ensure complianceManage snow removal and landscaping processesRequirements:4-10 years of property management experience in affordable housingFamiliarity with city, state, and federal programs and regulationsPreferred certifications: RAM, ARM, AHM, LIHTC, CPMKnowledge of Section 8 and experience with 32BJ andor 621 unionsExperience with repairs, maintenance, mechanicals, and local laws (11, 87, 84)Proficient in Windows 7 or higher, YARDI, Microsoft Office, and OutlookAbility to create and analyze budgets and management reportsStrong project management and organizational skillsAdaptability to a fast-paced environmentAttention to detail, follow-through, and proactive problem-solvingHigh School Diploma or equivalent (GED)
