The company utilizes its expertise in acquisitions, financing, development, investment management, leasing, property management, accounting, and dispositions to create and maximize value.ROLE OVERVIEW:The Investment Management Director will be responsible for the performance of several assets within the firm's portfolio in a senior capacity. The team member should be passionate about real estate and will work across the firm's investment management team, handling several assets independently, seeking creative solutions, and supervising junior staff. Shehe will collaborate with the acquisitions team, lead business plan formation to determine and execute value-enhancing strategies and oversee daily operations of the portfolio. The individual will interact directly with many of the largest institutional real estate firms as joint venture partners and lenders. Shehe will work with tenants ranging from local retailers to venture-backed technology companies for research & development premises and major corporations.ROLE RESPONSIBILITIES:LeasingDetermine creative leasing and revenue-generating strategies for the portfolio.Leverage contacts and represent the firm in the brokerage community.Engage and hire third-party brokers, negotiate brokerage agreements and monitor brokers' performance in commercial leasing.Review and analyze active LOIs and conduct lease negotiations with tenants.Conduct and manage market studies and execute agreed-upon leasing strategy; establish, maintain, and build broker relationships and market knowledge.Monitor and position vacant spaces and engage engineers, architects, and contractors for any required Landlord's Work.Monitor tenant compliance with leases, including all financial obligations and permitting andor alteration requirements under the lease.Prepare lease abstracts, loan abstracts, master leases, andor condominium abstracts.FinancialFinancial modeling of existing investments: create, maintain, and update existing investment models.Build new and evaluate existing sophisticated models for equity and credit transactions.Oversee and train junior team members for advanced modeling exercises.Perform buysell and refinance analyses for existing investments.Review and analyze property budgets and prepare for review and discussion with senior management and investment partners.Regularly review all tenant billings of base rent and additional rent.Perform variance analysis of financial reports (i.e., budget versus actual, year-to-date performance, year- over-year performance).Monitor expenses in relation to budget.Monitor accounts receivable, coordinate collections and respond to any delinquencies in accordance with established policies.Draft investor letters and manage reporting processes for lenders and investors.Administer loan covenants and manage the drawdown of loan terface with lenders for approvals, new loans and refinances.Analyze cash available at each property and discuss any deficienciessurplus with senior management in recommending capital callsdistributions.DevelopmentLead complex development initiatives within the portfolio.Conduct on-site OAC meetings with construction management personnel, design, consultant, and contractor teams.Coordinate the work of external consultants, including architects, engineers, and construction managers.Actively impact in day-to-day project management.Coordinate and finalize monthly draw packages (equity and debt), which include invoice processing, budget tracking, and monthly reporting updates to investors and lenders.Review general contractor and consultant invoices for accuracy and compare to applicable proposalscontracts.Coordinate and lead meetings with regulatory and permit officials to complete entitlements and permits.OperationsRepresent the company across the portfolio with consultants, managers, tenants, and terface with and oversee property managers and other third parties, including lawyers, accountants, partners, architects, and consultants.Manage and develop tenant relationships and respond to all tenant inquiries and correspondence.Prepare documents to affect tax certiorari for each property with approved third-party counsel.Regularly visit properties and conduct on-site inspections.Work with property managers to bid and oversee operational contracts and services for both repair & maintenance and capital improvements.Work with a consultant to review tenant insurance compliance with lease and property insurance compliance with the loan.Assist with dispositions and acquisition due diligence as required.EXPERIENCE REQUIRED:10+ year's institutional real estate experienceOffice, industrial, R&D andor retail experience requiredMastery of Microsoft Excel and ArgusAbility to multi-task and work in a high-energy, team-oriented environmentExcellent verbal and written communication skillsExcellent interpersonaltenant relations skillsStrong analytical and finance capabilitiesMust possess interest in real estate value creation and a sense of creativity
