Facility Condition Assessor - MEPLocation: Washington DC areaOverview: Assessors will inspect the physical condition of buildings, conduct exploratory interviews with those knowledgeable of the building's condition, and prepare a written report detailing an overview of the asset, along with the physical deficiencies observed complete with cost estimates to remedy same.Competencies:Organization and Planning. Demonstrates accuracy and thoroughness.Essential duties:Conduct a walk-through survey of the building's major systems: site, building envelope, roofing, structural, representative interiors, electrical, mechanical, plumbing, and life safety in accordance with ASTM E2018-8 Standard Practice Property Condition Assessment Process or in compliance with a client's specific work scope;Provide photographic documentation of representative systems/conditions and physical deficiencies;Prepare approximate areas/measurements and quantities to adequately justify your prepared estimated costs to remedy physical deficiencies and to estimate replacement reserve expenditures;Conduct exploratory interviews with the owner (or their on-site representative), tenants, building system service providers, local government agencies, and other individuals knowledgeable about the subject property;Review repair/improvement costs (receipts and pending proposals) incurred by facility owners and salient documents such as: certificate of occupancy, maintenance reports and logs, elevator safety inspection reports, and warranty information;Review pertinent promotional, sales, and leasing literature; receipts from repairs and/or improvements; schedules of pending improvements, and any previously prepared building condition survey reports, appraisals, and ADA surveys, etc.;Compliance with company standard operating procedures and established, documented protocols for conducting the work;Prepare a written report in accordance with client prescribed scope of work or ASTM standard utilizing document assembly software; and proactively communicate salient issues observed to the Supervisor.Working knowledge of general building codes and construction best practicesBenefits and Perks:Competitive Pay: Profit based bonus plan, matched 401k planTime off: 10 paid annual holidays, plus Open PTO to balance work and lifeHealth Insurance: Medical, dental and vision benefits, plus life and short term disabilityEmpowered People: a fundamental principle built into our business, flexible schedule, casual work environment, contagious accountabilityRequirements:Bachelor's degree in Architecture or Engineering or Minimum 5 years related work experience (design, construction administration, conducting forensic studies, etc.)Five years of experience conducting Property Condition Assessments or building forensic studiesRegistered architect, professional engineer, or contractor's license, preferred.25-40% of work time is reserved for traveling.
